Privacy policy

What we collect

When you fill out a form on this site (contact, valuation, cash offer, design, investor, newsletter), we collect:

• Your name
• Your email address
• Your phone number (if you provide it)
• The message you send us
• The form type ("buy," "sell," etc.) so we know what you're asking about
• Your IP address and User-Agent (technical metadata used for spam protection and to verify you're human)

We don't ask for, and you should never include, sensitive information (Social Security numbers, financial-account numbers, government IDs) in form messages.

How we use it

• To respond to you. We use your contact info to follow up on your inquiry.
• To send the newsletter (only if you signed up for it and confirmed by email).
• For lead-tracking continuity. Submissions are logged so a missed email doesn't lose your inquiry.
• For spam protection. IP and User-Agent are checked against rate limits and Cloudflare Turnstile.

We don't sell your information. We don't share it with marketing networks, advertisers, or data brokers.

Service providers

We use a small set of providers to operate this site. Each handles a specific function and processes only what's needed:

• Resend — transactional email delivery (form notifications, newsletter confirmations and broadcasts).
• Cloudflare — site hosting, content delivery, Turnstile spam protection, and KV storage for the lead log and rate limiter.
• Plausible Analytics — privacy-friendly site usage analytics. Cookieless; does not track individual users across sites.
• Cal.com — embedded scheduling widget, used only when you choose to schedule a call.
• Google Maps — embedded maps for location context. Standard Google iframe behavior applies once you interact with a map.

Cookies and tracking

This site does not use advertising cookies, retargeting pixels, or cross-site tracking. Plausible is cookieless. We do not display ads.

Some embedded third-party content (Cal.com, Google Maps) may set its own cookies once you interact with it. Their privacy policies apply to that interaction.

How long we keep data

Lead submissions are retained as long as commercially reasonable to maintain client relationships and comply with real-estate record-keeping requirements. You can request deletion at any time (see "Your California privacy rights" below). Newsletter subscribers can unsubscribe at any time using the link in any newsletter email.

Your California privacy rights (CCPA / CPRA)

If you are a California resident, you have the right under the California Consumer Privacy Act (as amended by the CPRA) to:

• Know what personal information we collect about you and how we use it.
• Access a copy of the personal information we have about you.
• Delete personal information we hold about you, subject to legal exceptions.
• Correct inaccurate personal information.
• Opt out of the sale or sharing of personal information for cross-context behavioral advertising.
• Be free from discrimination for exercising any of these rights.

To exercise any of these rights, email us at hello@yulia.homes with the subject "CCPA request" and a description of what you'd like.

Do Not Sell or Share My Personal Information. We do not sell or share your personal information for cross-context behavioral advertising. The disclosure is required by California law even when no sale occurs.

Children

This site is not directed to children under 13, and we do not knowingly collect information from them. If you believe a child has provided us with personal information, please contact us and we'll delete it.

Changes

We may update this policy as our services evolve. The "Last updated" date at the top reflects the most recent change.
