Mission Viejo is one of South Orange County's most established master-planned communities, developed from the late 1960s onward with a coherent vision for suburban living. What has made it enduring is Lake Mission Viejo — a private 124-acre lake available to residents, which gives the city a resort-community feel that's genuinely unusual for inland OC.
The housing stock is largely 1970s–1990s single-family homes, with good variation in size and style across different tracts. Prices are meaningfully more accessible than coastal cities, making Mission Viejo one of the better values in OC for families prioritizing schools and square footage over beach proximity.
Capistrano Unified schools serve much of Mission Viejo; Saddleback Valley Unified serves the northern portions. Both are above-average districts by California standards.
The location is practical for South OC commuters: the 5 and 241 toll roads are easily accessible, and Metrolink's Laguna Niguel station provides rail service toward Los Angeles.
Some newer developments in and around Mission Viejo carry Mello-Roos assessments — worth checking in the disclosure package, particularly for homes built after 2000.
